📊 Mortgage rates remain anchored near 6% because the bond market is waiting on real economic data, not political headlines.

Last Week: The Fed held rates steady as expected, and Chair Powell’s comments reinforced a familiar message: future moves will be data-dependent. Despite heavy headlines and political noise, the bond market barely reacted. Treasury yields stayed range-bound, and mortgage rates finished the week essentially flat around 6.1%–6.2%, supported by improved mortgage spreads.

This Week: Markets are turning their attention back to fundamentals. Jobs data, inflation readings, and other key economic reports will drive the next move. Until the data shifts meaningfully, rates are likely to remain stable—even as commentary from Washington continues.

Before real estate, I earned my Bachelor’s in Communication & Advertising from Washington State University, spent two years in media sales, and worked every job that teaches you how to understand people—food service, farm labor, customer service, educational assistant and writing restaurant reviews. Those early years shaped the way I listen, communicate, and problem-solve.

🔹 Fannie Mae Removes 620 Minimum Credit Score

DU will no longer auto-deny borrowers below 620.
This does not mean easier approvals — it just means DU is now looking at the whole profile, not FICO alone.
Strong income, stable job history, manageable debt, and clean recent credit are still essential.

🔹 50-Year Mortgage (Early Discussion)

Meant to reduce monthly payments for first-time buyers.
Lower payment = good.
Slow equity + more interest = not so good.
Not coming soon, but on the table.

🔹 Portable Mortgages

Being evaluated. Imagine taking your 3% mortgage with you when you move — this could unclog the inventory issue overnight.

🔹 Expanded Assumable Mortgages

Exploring making conventional loans assumable.
This would be a massive win for both buyers and sellers.

Bottom line:
The industry is finally looking at big structural changes.
