Buying a house doesn’t start the day you tour your first one 🏡

Most of the prep happens months before, in the small, quiet stuff that doesn’t feel like a big step at all. Scrolling listings on the couch. Checking in on your spending. Noticing what you love about the house you’re in now.

It all counts, and it adds up faster than you’d think.

Hot take, but I’ll stand by it 💭

Getting a home online is the bare minimum. It gets the listing seen, but being seen and being chosen are two very different things.

The part that moves the needle happens weeks earlier.
The prep. The pricing conversation. The way the home is presented, and who it’s being presented to.

Every home in Spokane has its own buyer, and the marketing should be built around that person from the start. When that work is done well, buyers can feel it the second they see the photos. 🏡

Not everything needs to be a splurge, but a few things around here earn it every single time 💰

This is my list of the ones I’d spend on again without thinking twice: a slow spa morning, one really great dinner, a day on the lake, a day on the mountain, and a summer night with live music and a view.

A couple of these sit just across the Idaho line, which is one of my favorite parts of living here. Coeur d’Alene and Sandpoint are close enough that the “worth it” list gets a lot longer. 🤍
