Getting featured on this list for May honestly means a lot to me 😊

The numbers are cool, sure, but what they really stand for is all the people behind the scenes who make any of this possible. My friends and family, my brokerage, my team, and every single client who’s trusted me and sent referrals my way. You’re the reason I even get to do this.

Over the past 12 months, I’ve gotten to help more than 40 families buy or sell a home, and in this market? That’s not something I take for granted, not even for a second. Here’s what I mean: in May, only 31% of agents in our entire MLS closed a single deal... at Haven, 60% of us did. And year-to-date, just 62% of MLS agents have closed a sale, while at Haven we’re sitting at 97%. When so many agents are scrambling just to get a deal across the finish line, being part of a team that actually delivers means more than I can say.

One thing buyers almost never think about when buying an older home…
Utility bills šŸ‘€

And I’m not even saying that in a negative way because I LOVE older homes.

Character. Mature landscaping. Better neighborhoods. Unique layouts. Actual personality.

But some of those homes were also built when insulation was apparently optional

I’ve seen buyers move from a newer home into an older one and suddenly their Avista bill looks like a car payment.

Old windows.
Old HVAC systems.
Poor insulation.
Drafty basements.
Single pane glass.

That stuff adds up FAST.

And honestly… it’s one of the more overlooked parts of home shopping because people get emotionally attached to the house itself.

Which is normal.

My advice is pretty simple:

If you’re buying an older home, ask questions.

What do utility bills average?
How old are the windows?
Has insulation been updated?
What’s the heating source?
How efficient is the HVAC?

Sometimes the answer is ā€œyeah the bills are higher… but this house is worth it to us.ā€

Totally fair.

Just better to know BEFORE you move in and meet your first winter heating bill face-to-face šŸ˜‚

Something I’ve been thinking about lately…

There’s a constant theme in this industry of:
ā€œHow are you going to double your sales this year?ā€
ā€œWhat are you doing to scale?ā€
ā€œHow are you going to do more?ā€

And honestly… sometimes that annoys me.
Not because I don’t want growth.

But because I really like my life right now and I think people should stop and smell some damn roses once in a while.

I like really knowing my clients.
I like having dinner with Kat every night.
I like being able to answer my own phone.

I’ve watched a lot of people build bigger businesses…while slowly sacrificing the parts of life that made them happy in the first place.

That doesn’t interest me.

I’m not against growth at all. I just want to build something where I still love my own life when I get there.

One thing I appreciate a lot about Haven is there’s never really been pressure to become somebody else’s version of ā€œsuccessful.ā€

A lot of the conversations are more about building something intentionally and making sure your business actually supports your life… not consumes it.

I care way more about building something sustainable, keeping good relationships, and still enjoying the day-to-day while doing it.

The part of this job that’s hardest for me has nothing to do with the market…

It’s learning how to balance the emotional toll of this career without carrying every situation home with me

Recently I’ve been getting advice from other mentors and coaches on this because I don’t think people realize how emotionally heavy real estate can be sometimes…

A lot of people see real estate as:
ā€œlooking at housesā€
ā€œposting listingsā€
ā€œcash checksā€

But a lot of the times behind the transactions are people going through really hard seasons of life

Sometimes it’s a messy divorce with the house as the centerpiece

Sometimes it’s a death in the family that just happened and the home needs to go

Sometimes someone is selling because they’re under financial pressure and they don’t really have another option

And those are the moments that stick with you…Because at that point it stops feeling like ā€œjust real estateā€

You realize you’re carrying a little piece of someone else’s burden every day while trying to help them get through one of the biggest transitions of their life

I care a lot about my clients which is a good thing

But if I’m being honest, it also makes this job emotionally heavy which can be a real struggle

I still love what I do
But I think people would be surprised how much of this job has little to do with houses and much more to do with people

All. Of. My. Clients. Are. Home. Sale. Contingencies.

Honestly I’m seeing more home sale contingencies right now than I ever have before

People are needing to:
Sell their current home
To buy the next home

The interesting thing is this market actually makes a lot of sense for it

A lot of homeowners are sitting on tons of equity
but they don’t necessarily want to move twice or carry two mortgages

So we’re seeing more people try to line everything up at once

Which absolutely works…
but it takes a LOT of communication, planning, flexibility, and patience from everyone involved

There are a lot of moving parts behind the scenes on these deals that people never see

But honestly… when they all come together it’s very satisfying 😊. Who do you know who needs a home sale contingency this year? šŸ˜…

This was one of the more unique deals I’ve been a part of this year

We just successfully closed a triple home sale contingency… across multiple states

Meaning:
One home had to sell
So they could buy the next one
Which was dependent on another sale...so they could buy the next one....etc
All with different timelines, agents, lenders, and moving pieces

There were a lot of moments where it could’ve fallen apart
Different deadlines
Different markets
Different levels of motivation on each side

And honestly… it felt like trying to line up 3 dominoes that were all moving at the same time šŸ˜‚

But my clients stayed patient
Trusted the process
Made smart decisions when it mattered

And we got it done

Not because everything went perfectly
But because we adjusted, communicated, and kept things moving forward

Most people don’t realize how complex some of these situations can get behind the scenes

But this is exactly where having the right plan and the right people around you matters

Really proud of this one and even more excited for my clients starting their next chapter šŸ™Œ

I don’t say this enough but I’m really grateful right now

Not in some ā€œeverything is perfectā€ kind of way
Just in a ā€œlife looks a lot different than it used toā€ kind of way

There was a time where I felt stuck
Didn’t have much direction
Didn’t really trust myself to follow through on things

Now it’s like…

I’ve got a career I actually care about
People who trust me with big decisions
A fiancƩ I get to marry soon
A family that’s all in a really good place

And yeah, I’m busy
Some days feel chaotic
Some things still don’t go how I want

But if I’m being honest
This is exactly the kind of life I was hoping for

It’s easy to keep chasing the next thing
and forget to look around for a second

So this is me doing that

Just taking a second to say
I’m grateful for all of it

Life is… a lot right now

I’m getting married
My brother’s getting married
Work is the busiest it’s ever been

And some days it honestly feels like I’m just trying to keep everything from falling over šŸ˜‚

Calendars are packed
Phone doesn’t stop
There’s always something I’m supposed to be doing

But weirdly…it feels good

Because it’s all good things
Just happening all at once

I used to think ā€œbusyā€ meant I was doing something wrong or not following up on the stuff i needed to be doing...
Like I needed to slow everything down or get it perfectly balanced

Now I’m starting to realize
Sometimes life just speeds up for a season

So lately I’ve been less focused on ā€œgetting it all under controlā€
and more focused on just being present in it

Even if that means I’m a little chaotic right now šŸ˜…

I’ve had a lot of quiet conversations lately.

People reaching out like…
ā€œHey, we almost bought last yearā€¦ā€
ā€œHey, we were thinking about selling but didn’tā€¦ā€

And you can kinda feel it.

It’s not panic. It’s not even regret in a dramatic way.

It’s just this subtle feeling of…
ā€œwe probably should’ve done something.ā€

Not because the market was perfect.
It never is. But because their life was already telling them it was time.

More space.
Different location.
Better setup for their family.

And they waited.

Again… not wrong. Waiting can be the right move.

But here’s the part nobody really talks about:

Nobody wanted to buy in 2011 when homes were losing value, basically on a fire sale, and felt like you were catching a falling knife.

That felt risky at the time… in hindsight, that was one of the best times to buy.

Nobody wanted to buy in 2020 when the world was locked down, nobody knew what was going to happen and the economy shut down...
That felt uncertain… in hindsight, same thing.

The reality is…
timing the market perfectly is basically impossible.

The people who win long term aren’t the ones who timed it perfectly…

They’re the ones who made a move when it made sense for their life and planted roots.

Because the cost of waiting isn’t necessarily financial. Sometimes it’s just time spent not living how you actually want to live.

My job isn’t to tell you ā€œnow is the time.ā€ It’s to help you figure out if this season of your life is the time.
