I can hardly believe it - but interest rates have FINALLY come below 6%! 🙌

This is good news for the market. It helps buyers have more buying power and encourages homeowners to consider selling. We likely won't see a more balanced number of homes on the market until rates move closer to 5%, but we're headed in the right direction.
See below for average rates.

As of February 23, 2026, national average mortgage rates have dipped to their lowest levels since 2022, with 30-year fixed rates averaging around 5.86% to 6.01%. Shorter 15-year fixed loans are available in the 5.35% to 5.41% range. These rates are currently reflecting a positive trend for homebuyers compared to 2025 highs.

When you put these numbers side by side, the change in our market is impossible to ignore. Fewer homes are selling, but prices—especially on waterfront—have climbed dramatically.

I’ve been licensed since 2006 and have seen many market cycles come and go. These numbers are eye-opening even by long-term standards.

Nobody has a crystal ball, but one thing is clear: inventory remains low, prices are still historically high, and while the market has leveled off, it continues to strongly favor sellers.
