There was no Realtor involved with this inspection, I was called in to inspect this home for unforeseen issues, due to the fact that it has been a rental property for the last 15 years, and the owner has decided to move back in to be closer to family. Let me tell you, there were plenty of those lol, plus several items that were dismissed as non-material and even damage caused by contractors hired to work on various items of the home were identified. This particular client asked a very good question: "How often should I get my house inspected for problems that I'm not aware of?", my answer was every 5 years. Her question was an excellent one, because in my personal experience of over 10,000 inspections completed, the number of sellers getting surprised by conditions that exist in their homes that they are not aware of is close to 100%. The percentage of deficiencies that go unchecked that increase in cost to repair is even CLOSER to 100%. Believe it or not, it is a lot less expensive to hire a professional (InspectionPro of course) to identify issues so they can be proactively prevented or repaired in their early stages, before they inevitably become much more costly to reactively repair after they have caused damage.

I had an enjoyable inspection with Steven Szabo of the Frey Team, who I've had the pleasure of working with for several years now, on this great starter home in Lake Land'Or for a wonderful young man who is far younger than I was when I bought my first home, lol. It's easy to be overwhelmed as an inspector when family (especially large families) attends the home inspection because EVERYONE has their own set of questions and concerns that they want specifically addressed. I welcome all the questions because I actually take pride in making everyone feel comfortable that I'm capable and qualified to perform an inspection that properly informs and serves their loved one. Plus, it reflects positively on the Realtors that trust and recommend us to serve their clients best interests.

This was another excellent inspection with Keria Dix, who secured the contract on this beautiful Del Webb home in a popular retirement community for her Veteran Client. Fun Fact: the client used to fly one of my favorite fighter planes- The F-4 Phantom. It was the muscle car of the skies, capable of Mach 2 speeds, from Vietnam to the Gulf War, and even saw service until June of THIS YEAR with South Korea.
