How much house can you actually afford on an $80K, $100K or $120K income? 🏡

🏡 First-time homebuyers: don’t let fresh paint and pretty countertops distract you from the things that can actually cost you thousands.

When I’m walking a home with a buyer, there are 6 areas I’m paying close attention to:

🔹 Roof
🔹 Foundation
🔹 HVAC / AC
🔹 Electrical wiring
🔹 Water heater
🔹 Plumbing & sewer lines

These aren’t automatically deal breakers. In fact, finding problems before closing can sometimes give you leverage to negotiate repairs, seller concessions, or a better price.

I even share a real example where a hidden sewer-line issue was estimated around $20,000 and walking away was the smarter move.

Ever heard of a renovation loan? It's the home hack investors use to create equity on day one, and it solves the #1 deal killer in home buying.

In my latest video, I break down exactly how it works:

- You buy a home that needs work
- The purchase price AND renovation costs roll into one FHA loan at 3.5% down
- A contractor fixes it up from an escrow account, you don't touch the money

Real example: A $275K fixer-upper in San Antonio that needs a new roof, wiring, HVAC, flooring, and kitchen upgrades. $50K in renovations. Total loan: $325K. After repairs, the home is worth $350K. That's $25K in instant equity, and you only put down about $11K.

But here's the part most people don't know. When an appraisal flags safety issues like bad roof, faulty wiring, or broken HVAC, the lender REQUIRES someone to fix them before closing. Sellers can't afford it. Buyers don't have $30K lying around. The deal dies.

A renovation loan solves both problems. It builds your equity AND covers the repairs the lender needs. You walk into a home that's already worth more than you paid.
