Florida’s proposed $250,000 homestead exemption is heading to the ballot, and most people are only seeing the headline — not the structure behind it.

This is a simplified breakdown of what’s being proposed: a phased increase in the homestead exemption, applied to non-school property taxes, and how it could impact homeowners differently depending on timing and property status.

School district taxes are not part of this change. The focus is on local property taxes that fund services like fire, police, infrastructure, and waste management.

At the same time, Florida home values have increased significantly in recent years, and many homeowners are now paying higher taxes on unrealized gains while still living in their homes.

There are strong arguments on both sides:
✔ homeowner relief from rising costs
✔ concerns about local government funding
✔ and a larger debate about fairness in how growth is taxed

This isn’t about telling you how to vote — it’s about understanding what’s actually in front of voters.

🎯 6 mindset shifts that actually change your life:

1️⃣ **Pay attention to what you consume**
Your mind absorbs more than you realize. The music, conversations, social media, news, and people around you either fuel growth—or feed fear.

2️⃣ **Get honest with yourself**
Growth starts with truth. Stop avoiding the hard questions. Are your habits matching the life you say you want?

3️⃣ **Stop waiting to “feel ready”**
Confidence isn’t built before action. It’s built because of action. Most breakthroughs happen when you move while still uncomfortable.

4️⃣ **Protect your energy and boundaries**

A little bit about the person behind the brand 👋🏼

I’m Heather.
Originally from New York, now helping people buy and sell homes all over Florida 🌴

I’m a Realtor, marketing-minded strategist, black belt, beach lover, animal person, and someone who genuinely believes real estate should feel a lot less overwhelming and a lot more empowering.

Before real estate, I studied psychology + marketing, which shaped the way I communicate, connect with people, and approach business today.

I’ve always been drawn to strategy, communication, and understanding people, which is probably why real estate ended up being the perfect fit.

Because at the end of the day, buying or selling a home is personal. There’s a lot of emotion involved, a lot of opinions online, and a lot of moving parts behind the scenes.

I’m just someone who believes people deserve honesty, guidance, and real conversations throughout the process.

Outside of work, you’ll usually find me at the beach, trading, creating content, hanging out with my wife + our animals, and finding new ways to grow personally and professionally.

The people closest to me would probably describe me as straightforward, loyal, consistent, and someone who keeps it real.
