🏡 10 Tips to Get Your House RENT READY
Thinking about turning your home into a rental? You don’t need to completely remodel it—but a clean, safe, well-maintained home can attract stronger applicants, rent faster, and help protect your investment.
Here are 10 things I recommend before putting a rental on the market:
Deep clean everything. 🧹
Floors, baseboards, cabinets, appliances, bathrooms, windows and especially those easy-to-forget areas.
Take care of deferred maintenance. 🔧
Leaky faucets, loose handles, running toilets, broken blinds and small repairs send the wrong message from Day 1.
Make sure the major systems are working properly. ❄️
HVAC, plumbing, electrical, water heater and appliances should all be operational before a tenant moves in.
Freshen up the paint. 🎨
Neutral, clean walls make a home feel brighter and help prospective tenants picture themselves living there.
Check doors, windows & locks. 🔑
Everything should open, close and lock properly. Safety and security come first.
Improve the curb appeal. 🌴
Mow, edge, trim shrubs, remove debris and pressure wash where needed. The exterior is your rental’s first impression.
Replace burned-out bulbs & check fixtures. 💡
Good lighting can make a huge difference in how a home looks in photos and during showings.
Remove personal belongings & unnecessary clutter. 📦
Unless the property is being offered furnished, give the tenant a clean slate—and don’t leave behind items you don’t want to be responsible for later.
Think like a tenant. 👀
Walk through the home and ask yourself: Would I be happy moving into this property exactly as it sits today?
Price it according to the MARKET—not the mortgage. 📊
What an owner needs to receive and what the rental market will support are two different things. Correct pricing from the beginning is one of the most important parts of successfully leasing a property.
✨ BONUS TIP: Don’t wait until the house is vacant to start planning. A good property manager can help you determine what actually needs to be done, what doesn't need to be done, and what the home should realistically rent for.
