The final step when purchasing a property can sometimes be one of the most important – the final walkthrough. Right before funding or closing on a house, it is very important to make sure you examine the property and make sure it is in the same condition as when you first saw it.
Sometimes when sellers are moving out, whether accidentally or not, damage occurs. I have seen carpet ripped, walls dented, and even trash left behind. You want to make sure you approve of the condition of the home before you fund it and it officially becomes yours! The other important thing to check during a final walkthrough is that all the major systems still work, which include the water heater, A/C, and all appliances.
I have been surprised on the listing side of a transaction when buyers choose to not conduct a final walkthrough. Thankfully in these cases my sellers left the home in great condition. But it is always wise to make sure before it’s too late. As a buyer, don’t make that mistake.

PS - Did you know? One thing that often gets overlooked after going under contract is the yard, but even the grass should be in the same condition before you close on a home! It is the seller’s responsibility to maintain yard work until closing.
