It’s always interesting to see how different states stack up when it comes to home remodeling trends. According to recent NAHB research, California, Texas, and Florida are leading the nation in remodeling activity for Q1 2026. California tops the chart, holding 8% of the market with $22.2 billion, but Florida is right there with strong momentum. What stands out to me is that, despite some states seeing negative growth, overall inflation-adjusted remodeling spending grew by more than 10% from 2023 to 2025, largely thanks to rising home equity. Living and working in Hernando County for over two decades, I’ve noticed how increased home values can inspire homeowners to invest in updates—whether it’s to enjoy their space or to prepare for a future sale. Interestingly, in areas with more new construction and softer demand, buyers are starting to see a bit more room to negotiate as listings linger a little longer. Even with mortgage rates rising, sales continue to increase, fueled by steady job and income growth nationwide. Right now, affordability is a bit of a mixed bag: while incomes are rising faster than home prices, those higher mortgage rates remain the key hurdle for most buyers in the short term. It’s a dynamic time, and understanding these trends can make a real difference whether you’re buying or selling.

Congress is finally working to balance these priorities, but the main lesson remains: boosting the number of available homes is the best way to make housing more affordable for our community—not just making it easier to borrow.

As someone who’s spent over a decade guiding clients through the real estate landscape here in Hernando County, I keep a close eye on the trends shaping our communities. Over the past 15 years, residential construction employment has seen a steady decline, dropping by 48,800 jobs just last year—marking the longest downturn since the Great Recession. Despite these shifts, home building still plays a vital role in rural and smaller counties like ours. In fact, employment in residential construction remains most concentrated in non-metro areas, much like the ones we know and love. Understanding these patterns helps me better serve both buyers and sellers, ensuring we all stay informed about the forces that impact our local market.
