🏡 THINKING ABOUT MOVING TO FLORIDA? 2026 COULD BE A VERY IMPORTANT YEAR FOR YOUR DECISION!

If you’re considering buying a home and moving to Florida, there are proposed changes to Florida property taxes and the Homestead Exemption that you should know about.

🗳️ On November 3, 2026, Florida voters will vote on Amendment 3, a proposed constitutional amendment involving property taxes and the Homestead Exemption.

The amendment needs at least 60% voter approval to pass.

👉 What could change if Amendment 3 passes?

Beginning January 1, 2027, the increased Homestead Exemption for taxes other than school district taxes would be:

🏠 Up to $150,000 in 2027
🏠 Up to $250,000 in 2028
with future adjustments for inflation.

But there is an important detail for people who are planning to move to Florida.

📌 December 31, 2026 matters.

The proposal distinguishes between people who maintain permanent Florida residency by December 31, 2026, and those who establish Florida residency afterward.

Under the proposed rules, people establishing permanent Florida residency after December 31, 2026 would not immediately receive the full increased exemption. Generally, they would become eligible for the increased Homestead Exemption beginning with the fifth year of their exemption.

⚠️ This does NOT mean paying five years of property taxes upfront. It refers to a waiting period before becoming eligible for the larger exemption.

💡 If moving to Florida is part of your future plans, this may be a good time to start preparing.

Don’t wait until the last minute to begin exploring neighborhoods, learning the Florida real estate market, and understanding the home-buying process.

🏡 What’s REALLY happening with the Hernando County housing market?

The latest completed numbers are in through August 2026, and they tell an interesting story.

📊 Median sale price: $325,660
↘️ Prices: down just 0.86% from last year
🏠 336 homes sold in August - UP 2.5%
⏳ Median days on market: 76 days vs. 56 last year
💰 Homes are selling for about 97.8% of asking price
⬆️ About 19.9% are still selling above asking

So what does this actually mean?

For SELLERS: Homes are still selling, but buyers have more time to make decisions. With the average home taking longer to sell, pricing correctly from the beginning and presenting your home well matters more than ever.

For BUYERS: You may have more breathing room than you did in previous years. Not every home is turning into a bidding war, and there may be opportunities to negotiate on price, closing costs, repairs, or other terms.

The biggest takeaway?

Hernando County real estate hasn’t stopped moving. Sales actually increased compared with last year, while prices remained relatively stable. What HAS changed is the pace of the market.

This is exactly why national real estate headlines don’t always tell you what’s happening right here at home.
