One of the most interesting aspects of coastal communities is how infrastructure and accessibility can quietly shape long-term growth, visibility, and demand over time. While projects like this are often centered around transportation, they can also influence how people experience, discover, and connect with different parts of the Jersey Shore for years to come.

New Jersey’s film industry expansion is becoming impossible to ignore.

15 additional towns were just approved as “Film Ready Communities.” This is part of a much larger push to position NJ as one of the country’s fastest-growing production hubs.

With major tax incentives, Netflix’s planned Fort Monmouth studio campus, proximity to NYC, and some of the most diverse settings on the East Coast, the state is actively building a long-term production ecosystem.

This goes far beyond entertainment.

Potential impacts could include:
• Economic growth
• Increased tourism
• Infrastructure investment
• National exposure
• New housing & rental demand

And here in Monmouth County, Oceanport + Shrewsbury are now officially part of that conversation.

Whether this evolves into something transformational remains to be seen, but the direction New Jersey is moving in is becoming very clear.
