Just another reason to hire a realtor!

FTC SAYS OPENDOOR WILL PAY $62 million in refunds to customers to settle charges of making deceptive claims. The FTC says Opendoor said it would pay market value for homes, but its offers were lower than the market values and the company asked sellers to pay more for repairs than they'd typically pay.

When we bought our first home, we didn’t know about earnest money. It’s about 1% of the sales price and you pay it when the seller accepts your offer. Not to worry, your earnest money will be credited towards the purchase of the home at closing! Also, your earnest money can be a valuable tool for negotiating. Offering more earnest money will help to make your offer more appealing in the competitive market we are experiencing today. Keep this in mind when saving and preparing to buy your next home ☺️

An important part of buying a home is figuring out your budget. Only a lender can truly tell you how big of a loan you qualify for, because of course they will be the one funding the transaction. So before you shop, you need to have your money lined up. If you skip this important step, you may find your dream home, go home to call a lender, and by the time you are pre-approved the seller may accept another offer. Another scenario is that you might find your dream home, call a lender, and find out that your credit isn’t quite where it needs to be to purchase at this time. Both of those scenarios lead to disappointment and frustration. Avoid all of that stress! If you need recommendations for lenders, I’d love to help!

A lot of buyers don’t know this, so if you were debating whether you should get an agent or not…Hire an agent! If you don’t, the selling agent gets paid double… so you won’t be saving anyone any money, and you won’t have any representation or help with negotiating. For buyers, the process can be stressful with a lot of emotions. That’s understandable because you don’t purchase real estate everyday. It’s a big deal! Realtors perform these transactions al the time, it’s routine for us. We can detach our emotions and coordinate things for you so your move goes smoothly. Let’s get moving!

I feel like a lot of people feel pressured to find their “forever home” when they are purchasing real estate. While I love that idea I like to think of it as the “right home for you right now.” Life is unpredictable and opportunity can pull us in a different direction than we had planned. Be open to possibilities when home shopping and keep in mind that whether you end up living in this home for 5 years or 50, it can still be a very rewarding investment. Remember, home is not a place, it’s a feeling ❤️
