I have purchased properties directly from the seller with a cashier's check and they signed the deed of their property to me.

I have also used a title company and/or attorney's because we agreed that title insurance was important.

As long as there's an agreement between seller and buyer, the type of deed used to transfer ownership is a good deed.

I met sellers who declined selling their portfolio to us because they didn't want to pay too much taxes... I don't blame them.

Are you a wholesaler?

Wholesalers are known for helping families in time sensitive situations when someone needs to sell their property fast. But when the "numbers" aren't to the wholesalers advantage, you Mr. or Miss. Seller, could waste alot of time if that Mr. or Miss Wholesaler is pretending they're the buyer when they're trying to wholesale the contract to someone else who believes your property should cost less than what's on the contract.
