A buyer/seller reached out to me recently, excited…
Her Zillow estimate showed $850k+.

She thought it sounded ridiculous as we just closed this townhome purchase in December…but was this more of a jackpot than we initially thought? 💰

Then we ran the actual numbers…

👉 Closer to $450,000

Same house. Same market.
Two VERY different stories.
