I’ve had a lot of problems with new construction appraisals lately. It’s hard to justify 10%+ of increased construction costs in the past few months with appreciation in the market. One builder told me her management won’t let her sell any houses right now because they’re concerned they will end up losing money by the time the houses will be completed in 4-6 months.

Escalating costs took a toll on builder confidence this month. The National Association of Home Builders (NAHB) said its Housing Market Index dipped two points from its February level. At 82 it is down 8 points from the all-time high it established last November...

My favorite part of this article is the "spoiler"-
"The housing market is expected to remain hot, but the frenzy that was a hallmark of the majority of 2020 is likely to die down."

We are not seeing a rise in inventory in most market areas that we cover. Applying simple supply/demand economics, this means prices will most likely continue to increase until there is a rise in inventory.

Don't worry, we'll keep you posted if we see any changes!

Now as the vaccines are being rolled out, home buyers and sellers are eager to take real estate's temperature. Will prices cool? Will cities come back?

Lot of takeaways from this one. Here are 3:
1) Appraisers are REALTORS (I don't know how to do the trademark symbol)
2) We want to communicate with you! When I'm doing a difficult property, I call everyone... the listing agent, the buyer's agent, and active agents in the market to gain insight. We want to help and do the best job possible!
3) Appraiser numbers are declining. Most are 55+, and we need young blood to re-populate the industry. We currently have 1 trainee and are planning on hiring 2 more within the next 6 months.

National appraisal organizations are developing training to prevent unconscious bias in valuations. Several groups have recently committed to a review of their code of ethics and governing documents to ensure that they firmly address bias and discrimination issues among protected classes.
