If you’re buying a home in The Woodlands, your offer strategy matters. From competitive terms to protecting your interests, this is how we help buyers get their offer accepted in Texas.

Your offer is more than just offer price - it is about your protection and leverage.

Here are key protections I include in our offers to safeguard YOUR interests:
📃 Repair Deadlines
No vague “before closing.” I require all repairs to be completed at least 5 days before closing so we can re-inspect and confirm the work was done properly.
📃 Seller-Paid Credits
I negotiate seller contributions you can use to buy down your interest rate or cover closing costs—always worth asking.
📃 Home Warranty Coverage
I request the seller pay for a 1-year home warranty, so if the A/C or water heater fails shortly after you move in, you’re protected.
📃 Fixture Clarity
Language like “All existing window coverings included.” You’d be surprised how often custom blinds disappear if it’s not spelled out.
📃 Professional Cleaning Before Closing
Including the inside of the stove and refrigerator. No one wants to open a stove and discover burned food remnants after moving in.

Thinking of buying in 2026? Read this before you sign 🛑🏡

Median Home Prices:

➡️ Spring, TX: $350,000 – Monthly payment (with 3.5% down): $2,700–$2,900

➡️ The Woodlands, TX: $500,000 – Monthly payment (with 3.5% down): $3,800–$4,000

*** Depending on rates, taxes, insurance, hoa fees

Before you sign, remember: Bank pre-approvals only tell you how much you "can" borrow — not how much you "should" borrow. In today's market, you want to avoid the "house poor" trap! 💸

Follow the 30% Rule to protect your budget:

1️⃣ Multiply your gross monthly income by 0.30. This is your maximum monthly payment for mortgage, taxes, and insurance.

2️⃣ Test It: If your rent is lower than your target payment, don’t rely solely on the bank’s approval. Make sure you can comfortably manage the total cost!

3️⃣ Save the difference to increase your down-payment. The more you put down , the less you pay monthly and save on interest long term, and with 20% downpayment, you avoid mortgage insurance on conventional loans.

Safety Net: Have 3-6 months of reserves for peace of mind and emergencies.
