When you hear the word “underwriting,” you may immediately think about a mortgage lender evaluating a buyer’s finances. 💰🏦

But did you know underwriting also plays an important role in title insurance? 🏡📄

🔍 TWO TYPES OF UNDERWRITING—TWO VERY DIFFERENT PURPOSES

🏦 Mortgage Loan Underwriting
The lender evaluates the borrower and the loan to determine the level of lending risk. This can include reviewing credit, income, assets, debts, employment, and the property being used as collateral.

🛡️ Title Insurance Underwriting
Title underwriting focuses on the property and its ownership history and whether the title can be insured. The title company and its underwriter may evaluate matters such as:

🔎 Ownership & chain of title – Who has legal ownership and whether prior transfers were properly completed.

📑 Liens & judgments – Identifying outstanding claims or debts that may affect the property.

🏡📚 REAL ESTATE 101: WHAT IS A GROSS RENT MULTIPLIER (GRM)? 💰🏘️

If you're a REALTOR®, investor, buyer, or seller, understanding basic real estate investment terminology can help you have better conversations about rental properties and potential investment opportunities.

💡 What Is a Gross Rent Multiplier?

A Gross Rent Multiplier (GRM) is a quick screening tool used to estimate the relationship between a rental property's purchase price and its annual gross rental income.

The basic formula is:

📊 GRM = Property Price ÷ Annual Gross Rental Income

🔢 Here's a simple example:

Suppose a rental property is priced at $300,000 and generates $30,000 in gross annual rent:

$300,000 ÷ $30,000 = 10 GRM

That means the property's purchase price is equal to 10 times its annual gross rental income.

🧐 Why Does GRM Matter?

GRM can be useful as a quick comparison tool when evaluating multiple rental properties. It can help investors identify properties that may deserve a closer look.

However, GRM doesn't tell the entire story. It doesn't account for expenses such as:

💵 Property taxes
🔧 Maintenance and repairs
🏠 Insurance
👨‍💼 Property management
📉 Vacancy and collection losses
💳 Financing costs

For that reason, investors should use GRM as an initial screening tool, rather than the sole factor in making an investment decision.
