When you've been in this business for awhile- you learn to be a little tough-skinned. Some people look down on investors. That's okay- we do our best to tune out the nay-sayers who don't understand our vision or acknowledge our integrity.

This property is a great representation of how we operate our business. We put it under contract today after spending a few months being there to listen and guide the owner. He and his family suffered a tragic fire in the home. When we look at this house we don't see numbers and profits first- we see the people who have lost their home, many of their possessions and a beloved family member. More than anything this homeowner needed a shoulder to lean on and expert advice on how to move on from the overwhelm of such unfortunate circumstances.

First, know one really knows IF prices will go down. (They may in some markets OR they may not). Ultimately the better play may be to buy when your costs of borrowing are low. Lower interest rates can give you a small boost to your buying power. 💪🏼

For the most part, the market determines the sales price of a home. A seller can ask for any price they want but it comes down to what a buyer is willing AND able to pay.

We can debate all day long about crazy prices 😝 and an insane market ⬆️

At the end of the day...if you're looking to buy a property weigh your options and decide what's best for you.

A detailed Scope of Work (SOW) is an absolute must‼️

You're making a big mistake if you think your contractor knows what you're thinking. It's 100% on you to provide clear instructions. (You should see how comprehensive our SOW is that we provide our contractors). It's a recipe for success. And it's one of the reasons why our private money lenders love working with us.

That said- even with a VERY detailed SOW you still need to have check points to ensure that the instructions are being followed. Taking it for granted= potential problems. 🤦🏻‍♀️

So to ensure the best result and a renovation that turns out exactly the way you envisioned- check the progress along the way.

This helps nip little mistakes in the bud. Such as a random cabinet sitting by itself- crying in the corner all

"oh my darling, it's true. beautiful things have dents and scratches too."

Inside the walls of every house we purchase is the potential to polish and prime and prepare to make it for someone new.

Today we closed on this 'lil gem. And in the process we helped the seller alleviate some of the emotional weight that he was feeling.

We will give this home a little clean up and then put her right back on the market.
