🌊 Got the end of summer blues? Maybe it’s time to buy the shore house. 😉

If you spent another summer at the Jersey Shore thinking, “I wish we had our own place here…” this might be the time to start looking.

The off season can be a great time to shop for a shore home.

🏡 New inventory can hit the market as owners decide not to carry their property through another winter.

👀 There may be less competition than you experienced during the height of summer.

🔑 And buying during the fall or winter gives you plenty of time to get settled, make updates, furnish it and have everything ready to go for Memorial Day Weekend 2027.

No scrambling for rentals. No packing half the house into the car every weekend.

Just grab your beach bag and head down the shore. ☀️🌊

📈 Delaware County home prices are up 5.1% from last year.

That's great news for homeowners, but here's the important part...

It does NOT mean every home in Delco increased in value by 5.1%.

Real estate is incredibly local.

Home values can vary significantly based on the township, neighborhood, school district, condition of the home, updates, lot, square footage and even the street.

Media may be behaving differently than Springfield. Havertown may look different than Aston. And even within the same ZIP code, two neighborhoods can have very different buyer demand.

Countywide statistics are great for understanding the direction of the market.

But if you really want to know what YOUR home is worth, we need to zoom in much closer.

I wish more people knew this...

You don't have to be ready to move before talking to a Realtor.

Some of my best appointments happen months before a home ever hits the market.

We talk about:
• What your home might be worth.
• Which updates make sense.
• Which projects you can skip.
• Timing the market.
• Creating a realistic plan.

Sometimes that plan is six months.

Sometimes it's two years.

And sometimes the conversation confirms that staying put is the best decision.

One of the best parts of my job has nothing to do with real estate.

It's earning people's trust.

Being invited into someone's home is something I never take for granted.

Sometimes I'm helping a young couple buy their first home.

Sometimes I'm sitting at a kitchen table with adult children who are trying to figure out what to do with a parent's house.

Sometimes I'm helping a family downsize after 30 or 40 years in the same home.

Every home has a story.

Every client has different goals.

I never forget that buying or selling a home isn't just a transaction. It's a major life event.

I'm grateful every time someone trusts me to help them through it.

🍦 Sometimes real estate has nothing to do with selling houses.

Last week I brought an ice cream truck through my neighborhood, and I loved seeing everyone come out, grab some ice cream, catch up with neighbors, and let the kids enjoy a summer night together.

One of my favorite things about where I live is the sense of community, and it's something I appreciate even more because of the job I do.

As a Realtor, I spend so much time talking about bedrooms, bathrooms, square footage, school districts and home values. But when people are choosing where to live, they're really choosing so much more than a house.

They're choosing their neighborhood. Their neighbors. Where their kids will play. The places they'll walk their dog. The community they'll become part of.

Those things don't show up on a listing sheet, but they matter.

I'm lucky to genuinely love the community I live in!

And judging by the line at the truck last week... I'd say ice cream night was a success. 🍦❤️

This was a big week for me.

4 closings. 4 homes. $2,535,000 in real estate closed.

That is a career high for me in a single week, and I am incredibly proud of it. But when I look at those numbers, that isn't really what stands out to me.

Behind those 4 closings were 4 very different stories.

One seller downsizing and moving into a new chapter.
One buyer purchasing a home.
One family selling an estate property.
One seller closing the door on their home before moving out of state.

Three were people I already knew, including friends and a past client. One was a complete stranger who decided to put their trust in me.

But they all had something in common. They were going through a transition.
And I think that is the part of real estate that means the most to me.

Homes are tied to so much more than money. They hold memories, families, loss, excitement, stress, new beginnings and sometimes really hard endings.

My job puts me right in the middle of some pretty emotional seasons in people's lives. I get to help people figure out what comes next, and I don't take that responsibility lightly.

So yes, I am really proud of this week.

But more than anything, I am grateful.

Grateful for the referrals. Grateful for the repeat business. Grateful for the friendships. And grateful for the people who didn't know me at all and decided to trust me anyway.

Four homes closed this week, but what I'll remember most are the four people and families who trusted me to help them through a major life transition. ❤️
