You don't want a buyer to fall in love with your house because of the custom chandelier you had installed and then rescind their offer when they find out the chandelier is not part of the sale.

The law says that anything bolted to the wall or ceiling goes to the buyer unless specifically excluded in the contract. If you want to take your flat-screen TV, chandelier, or custom pot rack, be sure to label it as soon as the house goes on the market so that buyers don't bank on owning that item and wind up disappointed.

A variety of mortgages are available with varying down payment and eligibility requirements. Here are the main categories:

Conventional mortgages are not guaranteed by the government. Some conventional loans targeted at first-time buyers require as little as 3% down.

FHA loans are insured by the Federal Housing Administration and allow down payments as low as 3.5%.

USDA loans are guaranteed by the U.S. Department of Agriculture. They are for rural homebuyers and usually require no down payment.

VA loans are guaranteed by the Department of Veterans Affairs. They are for current and veteran military service members and usually require no down payment.

Days on market is a metric, used to determine how the market is doing. A low average DOM indicates a strong market that favors sellers. A high average DOM signals a weak market that favors buyers. Seasonality can also be a factor.

β€œAs is” is in the condition of the property at the time the offer was written. Typically, a seller is selling their property "as is", meaning they will not be making any repairs

Should something happen to the property from the time the offer was written to closing time, that alters that condition of the home, then that property is no longer in it's original "as is" condition, and should be brought back to its original β€œas is” condition, at the cost of the seller.

Or, the seller should release the buyer from their obligation to purchase and refund any money spent by the buyer, such as a deposit.
