Through September, expired and cancelled listings in Greene, Christian & Webster counties are up 16% from last year (2,148 vs 1,850). Sales are up about 3% (5,089 vs 4,929).

September alone shows 308 vs 258, but 36 of those were one builder cancelling a batch of listings on the same day. I'd rather give you the full year than a headline with an asterisk.

What that tells me: more homes are coming off the market without selling, faster than sales are growing. And at the same time, 37.5% of September sales closed at or above their first price.

If you're selling: which group you land in is usually decided before the first showing.
If you're buying: a listing close to expiring is a seller ready to talk.

September in Greene, Christian & Webster counties. Homes that sold at 98% or more of their original list price spent a median of 6 days on the market (251 homes). Homes that sold for less than 95% of their original list price spent a median of 52 days (139 homes). A year ago that slower group took 47.

What that tells me: buyers still pay for the right first price. 37.5% of September sales closed at or above original list. They just won't chase a price that started high.

If you're selling: price it once.
If you're buying: the listing that's been sitting is where your room is.

This compares closed sales to their original list price. It doesn't track price cuts directly.

79 years ago today, the Air Force became its own branch.
I spent 20 of those years in uniform, and I’m grateful for every one of them. Grateful for the lessons. Grateful for the people I served with, some of the best I’ll ever know. And grateful to have been a small part of 79 years of Americans who served in the world’s greatest Air Force.
It taught me how to plan, execute and take care of people. I still lean on that every day.
To every Airman, past and present: happy birthday. Aim High.
