✨CLOSED x2 🖖🏽✨

My Hall Family (yes, I have claimed them forever and ever!) are officially HOME, the whole family is moved into their new Nottingham house, and I am SO excited for them.

They finally have SPACE. Space for their son to barrel-race through the house 😂, space for the Blockbuster room, space to decorate, host parties, celebrate holidays and do all those things you picture yourself doing when you finally find the right home.

This is the part of real estate that gets me every single time. 🥹

We spend months dealing with inspections, repairs, negotiations, paperwork, weird surprises and all the not-so-glamorous parts—and then suddenly you realize:

They’re HOME.

A whole new chapter. New memories. New adventures.

And apparently we’ve also entered fall because I saw a few leaves fall off a tree, so I’m calling it. Football is officially back! 🏈

And if you’ve been watching my real estate posts thinking, “Maybe I should ask her…”

If Dolly has taught us anything, it’s that storms make the sunshine feel a little sweeter. ✨

This year brought us our precious little “Behr,” the joy of watching our beautiful daughters grow, and the support of our school family, trusted partners, clients, friends, family, and loved ones.

Most of all, this season has confirmed what I’ve always known about my husband, Joe: he is a phenomenal partner, my best friend, my love, and an incredible father.

Barely seven months postpartum and four months removed from a wound VAC, I’m not measuring this season by numbers. I’m measuring it by the people we’ve loved, the dreams I’ve helped fight for, and the blessings that kept showing up.

For my birthday month, my heart is simply full—and honey, that’s richer than anything money can buy. 🤎✨

🎉🏡 UNDER CONTRACT, BABY! 🏡🎉

This one took some WORK. Like, “fourth quarter at Lambeau, bottom of the ninth at old Busch, everybody in the house is yelling at the TV” kind of work. 😂💚💛❤️⚾️

I’m pretty sure my phone deserved its own commission.

And FINALLY…

WE ARE UNDER CONTRACT. 🙌🏽

Cue the imaginary crowd noise. Cheeseheads in the air. Somebody play the organ at old Busch Stadium. Ozzie Smith is doing a backflip somewhere, and honestly, this whole thing started to feel like one giant Ted Lasso lesson in believing just a little longer than feels reasonable. 😂

A huge congratulations to my sellers for hanging in there and trusting me through all the twists, turns, flags on the play, extra innings, questionable officiating, and general real-estate nonsense.

And congratulations to the buyers who are getting ready to call this place home! 🏡❤️

I also have to thank EVERYONE who helped us get here — everyone who came to one of our open houses, sponsored or helped with an event, shared my posts, shared the listing, told a friend, sent somebody our way, or just kept cheering us on.

Real estate is not always “stick a sign in the yard and wait for the phone to ring.”

Sometimes it’s more like:

1st down: persistence.
2nd down: approximately 6,000 phone calls.
3rd down: aggressively scheduling open houses while I’m in the sprinkling cinnamon like we’re summoning the Buddha himself. 😂🕯️
4th down: WE ARE NOT PUNTING!!

At that point, all you can really do is keep showing up, trust the process, and maybe eat a biscuit while pretending you have everything under control. 😂

Then somehow we’re in the bottom of the ninth, two outs, everybody’s nervous, and somebody finally knocks one through the gap.

TOUCHDOWN. WALK-OFF. UNDER CONTRACT. 🏈⚾️

Now we just have to get everybody safely to the closing table without throwing an interception, blowing a save, or needing Coach Lasso to walk in with a motivational speech and a box of biscuits. 😂

Congratulations to my sellers. Congratulations to the buyers. And a giant thank-you to everybody who helped this one get here.
