Homeownership remains a reliable wealth builder, and it's widening the net worth gap between owners and renters, even in uncertain economic times.

According to the latest Federal Reserve Survey of Consumer Finances, the average U.S. homeowner has a net worth of $430,000. In contrast, the average renter’s net worth is just $10,000.

That means homeowners are, on average, 43 times wealthier than renters.

"Many homeowners have been able to ride the wave of home price appreciation over the last five years, which has added to the homeowner net worth substantially," says Realtor.com® senior economic research analyst Hannah Jones.

"Rapid price appreciation also gave existing homeowners the opportunity to cash in on home equity and level up into a larger or more desirable home, while renters were not able to take advantage of recent housing market dynamics in the same way."

For the first time since winter 2019, the number of homes for sale in the U.S. has topped 1 million, marking a major milestone for the housing market. Compared to this time last year, active listings are up 31.5%, giving buyers more options than they’ve had in years.

How inventory is looking across the U.S.:
🏡 The South and West are bouncing back, with more homes hitting the market.
📉 The Midwest and Northeast are still struggling to catch up to pre-pandemic inventory levels.

This lines up with building trends, most new homes in 2024 were built in the South, while the Northeast continues to face the biggest shortage.

Cities with the biggest inventory jumps:
📍 Washington, D.C. (+75.6%)
📍 Las Vegas (+66.8%)
📍 San Diego (+66.4%)

All 50 of the largest metro areas saw year-over-year inventory growth—good news for home shoppers.

Patrick Mahomes’ mother, Randi, has cut the price of her former Texas home less than two months after listing it. Originally put on the market in April for $285,000, the Tyler, TX, property is now listed at $279,000.

The Kansas City Chiefs quarterback, 29, moved into the home with his family at age 11. Randi decided to sell after receiving a new $825,000 mansion in March, a gift from Mahomes, his wife Brittany, 29, and his brother Jackson, 24.

In a statement to Realtor.com, Randi, a mother of three, called the sale “bittersweet,” but noted that she was excited to settle down in her new house with her 12-year-old daughter, Mia.

"It’s bittersweet but it’s time for a change and Mia and I are so excited to have a new place to decorate and make a home and now I have a large space for those grand babies," she said.
