🏠 The Buyer “CRINGE” List

Before you fall in love with the kitchen, look for what could make you cringe after closing:

* C — Cracks: foundation, walls, ceilings, uneven floors
* R — Roof: age, leaks, staining & replacement cost
* I — Inspection: think twice before giving up your right to investigate. In 2025, only 14% of surveyed buyers had no inspection.
* N — Neighborhood: traffic, noise, parking and location are things you can’t renovate. “Bad location” was another reported homeowner regret.
* G — Gutters & Grading: water flowing toward a house deserves attention.
* E — Expensive Systems: HVAC, electrical, plumbing, sewer and other big-ticket items can turn the “perfect house” into an expensive surprise.

My favorite hook for you:
