I’ve been waiting years to get a look inside this house.

📍1655 E. Walnut

One of Springfield's only true Spanish-style homes, tucked into the Walnut Street Historic District and sitting on nearly an acre. From the original terracotta roof and stucco exterior to the courtyards, copper gutters, and incredible outdoor spaces, there's really nothing else like it here.

The details are what make it special. Original terracotta tile, oak floors, hexagon tile in the original bathroom, radiant heat, vintage light fixtures, and architecture that feels completely transported from another part of the country.

It was designed by Springfield architect Wilmer N. Thompson and was significant enough to be featured in a national architecture publication when it was built. At a time when Spanish-style homes were common in California, this one stood entirely alone in Springfield.
And after admiring it from the street for years, it was even better than I expected.

This home is currently listed by 417 Property Pros at KW for $799,900. Thanks to for sending over the history!

Good commercial space is hard to find. Good commercial space with highway exposure is even harder.

📍972 Highway 60 in Billings | 2,184 SF | 1.4 Acres | $239,000

Our team just listed this commercial property sitting right off Highway 60, less than 5 miles from Republic.
The building offers just under 2,200 square feet with office space, a partial shop area, and two large overhead doors. It sits on 1.4 acres, giving you room for equipment, inventory, vehicle storage, or future expansion.

Most recently it operated as a car dealership, but there are plenty of directions a new owner could take it.
A solid footprint in a growing corridor with strong visibility and daily traffic counts between 5,000 and 10,000 vehicles.

Reach out if you want to take a look!

One of the best things about Springfield in the summer is officially back!

Live From Downtown just kicked off its second season, and every Saturday night from now through the end of September you can catch free live music right in the middle of downtown Springfield at Park Central Square.
Shows start at 7 PM, and I’m very pleased with this year’s lineup. Thanks to the Hatch Foundation for helping make it happen.

It’s one of those things that makes downtown feel really alive. Check out the full schedule at livefromdowntownsgf.com and come hang out this summer!

Built in 1958 and nearly untouched, this midcentury gem was packed with original charm—like rich hardwood floors, beautifully preserved cabinetry, and one of the coolest split-level layouts we’ve seen in a while.

With 5 bedrooms, 3 full baths, two living areas, and a basement bar, there was tons of room to spread out and make it your own. Tucked into one of southeast Springfield’s most loved neighborhoods, sitting on a big, tree-filled lot with a garage workshop out back, this house was awesome.

Pink and green tile will never not hit for me!

This house had a lot of cool stuff, but the bathroom absolutely stole the show (and the home is for sale.)

Pink and green tile, wild Briggs fixtures I’d never seen before, amazing hardware, and those chunky old-school faucets that just feel good to use. Even the drain details were cool.

Also featuring: Phenix marble, grass cloth walls, and one really fun painted door.

This home has a smart setup in a great part of Springfield.

New team listing at 3442 S. Carriage — tucked into an established Southeast Springfield neighborhood just a stone’s throw from Galloway and in the Glendale school district.

📍3 bed | 3 bath | just under 2,500 sq ft | $324,000

The floor plan works really well here. Split bedrooms on the main level for privacy, plus a full walkout basement with a kitchenette that opens up a lot of possibilities — guest space, multigenerational living, partial rental setup, you name it!

Updated with hard surface flooring throughout, newer roof and HVAC, a large backyard, mature trees, spacious back porch, and an oversized outbuilding.

A really solid house in a location people tend to hang onto.

I’ve driven past this house for years hoping I’d someday get to walk through it.

1414 N. Benton is one of those houses that quietly anchors its whole block. Built in 1907 for Elizabeth Stoughton, a businesswoman tied to Springfield’s original street railway system, it later became home to General Ralph Truman — cousin to President Harry S. Truman, who reportedly stayed here himself.

The history is incredible, but the architecture is what really gets me. Massive wraparound porch, giant windows, eight-foot doors, mahogany woodwork, oak floors with inlaid patterns, and an Italian marble fireplace brought from the 1904 World’s Fair.

What surprised me most is how livable it feels. A later addition expanded the kitchen and living spaces in a way that doesn’t fight the original house at all. It still feels like a 1907 foursquare — just one that evolved carefully over time.
Almost an acre in Midtown with three outbuildings, original radiators, and enough architectural detail to spend hours looking around. Truly one of Springfield’s great historic homes.

You’d never guess this is still hiding inside the Fox Theatre.

We got to go behind the scenes at the Fox and see pieces of the old exterior still tucked inside the building.

The history here is wild. The original building on this block burned in 1913, and when the fire hit nearby oils and thinners, the whole block went up. There was another major fire in 1947, and the building was extended and rebuilt multiple times after that.

What’s still left behind is the incredible part — old facade details, plaster, smoke damage, and traces of earlier versions of the building still visible in the walls.

It’s one of those reminders that Springfield’s history isn’t gone.

Good start to the week 😎

You can tell this building was meant to hold a crowd.

We got a tour through The Holler Music Hall downtown Springfield’s upcoming music venue, with architect and co-owner Tyler Hellweg — and this building is incredible.

Built in 1926 and vacant for decades, the goal here isn’t to erase the building’s age. It’s to lean into it. Barrel-vaulted wood ceilings, exposed steel trusses, old skylights, layers of paint and plaster still telling the story of the last 100 years.

The room already feels built for live music. The floors naturally slope for sightlines, the space stays surprisingly bright during the day, and the whole thing has this raw industrial energy that honestly doesn’t exist anywhere else in town.

One of my favorite things Tyler said was: “The less we do, the cooler it is.”

Couldn’t agree more.
