HOA Security Feature or Privacy Concern?

More HOA-governed communities are using surveillance technology such as automatic license plate readers, and it’s creating a new conversation for home buyers. Some see the cameras as an added security benefit, while others have concerns about privacy, data storage, and who has access to the information being collected.

The article also notes that HOA documents may not always clearly address these systems, which means buyers and their agents may need to ask questions directly about how the technology is used, what information is retained, and what policies are in place.

As surveillance and even AI-powered monitoring become more common in communities, this may become an increasingly important topic during the home-buying process.

Here’s a look at how the single-family residential market in Robertson County performed in August compared with August 2025:

📈 Average Sale Price: $441,132 — up 15%
📈 Median Sale Price: $385,000 — up 3%
🏠 New Listings: 243 — down 9%
📝 New Under Contract: 106 — down 25%
🔑 Closings: 115 — down 12%
⏱️ Average Days on Market: 35 days — up from 22 days
📊 Months of Supply: 4.11 — up 11%

While fewer homes went under contract and closed compared with last August, home prices continued to rise. Properties are also taking longer to move from listing to closing, while months of supply has increased.
