If your tenants are allowed to grill on the property, then it's important to set some rules to help reduce the risk of fire (put these in the lease). You may consider only allowing certain types of grills or that they have to be a certain distance away from buildings and other structures (some choose a distance of ten feet, for example). Keep note: It's important to know fire code regulations in your area.

Document both of these (and take pictures) to keep a record. This will provide proof if you need to collect a security deposit.
