Real estate deals are easier than filming sometimes 😂

Forgotten lines, yelling with a mic on, and “woodwood wood floors” all in one video.

We just picked this house up from a local bank on the north side of Springfield.

Interesting part about this one:
The banker had actually been receiving postcards from us for years because of rental properties he personally owns. Then the bank itself ended up foreclosing on this property and gave us a call.

This house definitely needs work:
✔ bathroom gut
✔ kitchen updates
✔ paint and drywall
✔ electrical repairs

But overall, it has solid potential.

The hardwood floors are still in decent shape, there’s a functional layout, and the added mudroom/laundry room is a nice bonus for a rental property.

Biggest concern right now is the electrical. Looks like someone got a little too confident working inside the panel 😅

Now we’ve got to decide:
👉 keep it as a rental or flip it?

Most people misunderstand what a “cash offer” actually means in real estate.

It doesn’t mean someone arrives with literal cash.

It means:
✔ no financing contingencies
✔ no underwriting delays
✔ no appraisal issues
✔ no repair negotiations
✔ a faster, more predictable closing process

For many homeowners, certainty and simplicity matter more than anything else.

That’s why cash offers can be such a valuable option in difficult or time-sensitive situations.

Vacant properties come with more than just repair costs.

At one of our recent purchases, we found evidence that someone had been living in the detached shed behind the property.

Unfortunately, situations like this happen more often than most people realize with homes that sit vacant for long periods of time.

This is one of the many challenges involved in buying distressed properties and bringing them back to life.

We recently closed on this property after another investor contacted us needing help with a family-related situation.

The property requires substantial updates, including:
✔ full kitchen remodel
✔ bathroom renovation
✔ new windows and flooring
✔ doors, trim, and interior finishes throughout

One of the standout features is the large detached shop, which has excellent long-term potential once cleaned out and restored.

Our plan is to fully renovate the property and hold it as a long-term rental asset.

This project is also a great reminder of how valuable strong relationships are within the real estate community.

Follow along as we bring this one back to life.

This property came directly from a local bank after a foreclosure that did not sell at auction.

The bank wasn’t looking to renovate the property or manage a traditional listing process. What they needed most was certainty.

We were able to provide:
✔ A direct as-is purchase
✔ No financing contingencies
✔ No repair negotiations
✔ A fast, reliable closing process

In many real estate situations, simplicity and certainty matter just as much as price.

That’s why long-term relationships continue to matter in this business.

If you are dealing with a property in probate, here are three key lessons we’ve learned through experience:

Work with an experienced probate attorney to ensure all legal requirements are handled correctly for court and title approval.
Plan for extended timelines. Probate transactions consistently take longer than initially expected.
Ensure all heirs are identified and aligned early in the process to avoid delays or disputes.

Probate real estate transactions can be complex, but proper planning can help reduce delays and complications.

Why do some homes sell quickly while others stay on the market?

Often, it comes down to three areas:

✔ Exterior appearance
✔ Interior presentation
✔ Overall condition

Today’s buyers place a premium on homes that feel clean, updated, and move-in ready.

Small improvements before listing can create a major difference in interest and timeline.

Purchasing a partially remodeled property can present hidden risks if due diligence is not thorough.

While these homes may appear move-in ready — with updates such as demo work, new HVAC, electrical, or drywall — critical issues may still exist behind the walls.

If permits have been pulled or work has already been initiated, the property must meet current building codes in full.

This includes plumbing, electrical systems, and any structural modifications.

Once inspections occur, the current owner becomes responsible for any required corrections — regardless of who performed the original work.

These situations can significantly impact renovation budgets if not properly evaluated prior to purchase.

04/23/2026

We recently acquired a property where the sellers began the renovation but were unable to complete it.

A significant amount of work has already been done, including:
• refinished hardwood floors
• new drywall
• new doors and windows

Our scope will focus on finishing work including paint, fixtures, flooring, kitchen, and bathroom completion.

Once complete, the property will be evaluated as either a rental or resale opportunity.
