Figuring out how much your house is worth is an important step that should not be rushed. To start, you can check one of many automated valuation models, or AVMs, for real estate available online. For example, on Realtor.com/myhome, you’ll find several estimates based on industry-leading AVMs.

However, pricing your home correctly is best done with your listing agent’s expertise, as the pro will triangulate via comparable properties in your area (also called comps) to get a real feet-on-the-ground idea of what your home will sell for in this current climate.

“An automated valuation model is no substitute for the expertise of an agent,” says Hale. “Once you’ve found your agent, this is a key step in the process and an area for them to showcase their expertise on the local market and the best strategy for getting your home sold.”

“Finding a listing agent can be as quick as a phone call, and 82% of sellers only talk to one agent before moving forward with a listing agreement,” says Elizabeth Sugar Boese, a real estate investor and agent with Coldwell Banker in Colorado. However, she does not suggest this tactic.

“Picking the right listing agent takes time,” she explains.

“A deliberate search is warranted for the largest transaction in most people’s lives, one with a substantial economic impact and a high degree of complexity that requires experience and specialized skills,” adds Bruce Ailion, an attorney and real estate agent with Re/Max in Atlanta.

“The right way is to meet with three to five agents, evaluate their training and experience, understand their marketing plan, and assess their abilities and recommendations,” says Ailion.

Ideally, you will want your listing agent to visit your home so the pro can size it up. You could even find a listing agent before doing repairs to get the agent’s take on what really requires an update and what can slide in today’s market.

All in all, an agent is your most trusted sounding board who could help you save time and money throughout the whole home-selling process, so it’s wise to shop around and make sure you find the right professional.

Your first year as a real estate agent will be filled with excitement, new challenges, and a wealth of new experiences. But it will also be filled with hard work. Your first year as a real estate agent officially starts once you’ve completed your pre-licensing coursework and passed your real estate exam. However, there are some preparations you can make in advance to ensure that you’re navigating from the start with ease.

Here are a few things to consider.

1. Find a mentor - Even though you’ve studied and passed your real estate license exam, there is still so much to learn about real estate. Each day is different from the last, and each transaction is unique. One of the best ways to learn and grow in the real estate business (and in any small business) is to have a mentor you can turn to for advice and guidance—someone who has been around the block a few times.

When interviewing brokerages, ask about their mentor program. You may also want to partner with an experienced agent who may need help managing their business. This type of hands-on training can be invaluable to your success.

2. Learn your market - Learning your market is imperative to your success as a real estate professional. Immersing yourself means staying up-to-date on new listings, those that have recently closed, and those that are up-and-coming. It means knowing the neighborhoods, local eateries, and community events. It means being involved and being able to help your clients learn everything they need to know about living there. Drive around and learn the streets and neighborhoods. Take part in broker open houses. Spend time analyzing local trends and statistics. Get involved in community organizations. As you get busier in your real estate career, you may have less time to do these things. Your first year as a real estate agent is a perfect time.

Are you like me and used the words MORTGAGE and HOME LOAN interchangeably?

It wasn't until I began studying for my real estate license that I learned just how little I actually knew about it. Lol. That's okay, though. I knew real estate is something I wanted to do, no matter how much I had to learn.

Believe it or not... you can start your career in real estate as soon as you turn 18 years of age. Of course there are classes you need to take and two exams to get your license but at the end of 6 months, or sooner depending on how quick you complete the course work, you can begin working in real estate.

Don't worry about it being to difficult or you don't have time... another agent I know recommended Prep Agent as a study tool. It is what helped her pass the exam. I am not one to reinvent the wheel, so if it was good for her then it was good for me.

I used the webinars and the quizzes on a near daily basis. I would listen to the vocabulary while driving to and from work. What I found that helped me the most was participating on the daily live webinars they have on different topics. They are all recorded so you can listen to them at your convenience. Its almost like having a tutor available when you need it. The quizzes help you know what areas you need to improve in which is important when studying for the exam. It was worth every penny..

THIS HOUSE!!
I went to see this house and let me tell you... It's perfect. You won't have to do a thing with this house except MOVE IN!!

The bedrooms are large and the lower level....well.. I was ready to curl up in front of the built-in electric fireplace.

I forgot to mention that it has a very large back yard with a nice deck AND it also has the very large lot next store that goes with the property!! You could build another home EASILY if you wanted to or maybe a small workshop since the neighborhood is zoned for commercial as well.
