What is the real estate market doing now?  Rates are in the mid sixes.  Houses are still selling quickly.  We are still low on inventory of homes,  which is keeping the prices strong.  A well priced and well taken care of home (that shows top of the market) will still get multiple offers and will receive asking price or higher.  All in all, our market in Springfield Missouri is very steady and strong.  It is a great time to buy and it’s also a great time to sell.

Waiting for interest rates to drop before buying a house? In 1971 interest rate for a mortgage was 7.33%. If you waited for the interest rate to go down, you would not have purchased a home until 1993. You would have rented for 22 years, paying off your landlords home while you waited for rates to drop. Meanwhile, the value (prices) of real estate quadrupled. In 2021 when interest rates dropped into the 3% range, homes were selling, on average of 5% OVER asking price. BUY NOW before rates drop and refinance when they drop a point or less. You can also purchase now with an adjustable rate mortgage, and ride the rates down until you are ready to refinance. NOW IS A GREAT TIME TO PURCHASE A HOME!

Due to the bad job market report today and higher than expected inflation rate, Feds lowered basis points today 10 points. This means INTEREST RATES went DOWN TODAY!!!!! If you bought a house last year at 7% or higher, this time to refinance! My lender said he locked a buyer in today on a govenment loan in the high 5%s. Message me if you need advice or details about refinancing. And if you have been waiting for rates to drop to purchase a home, NOW is the time!
