Two offers on the same house. $200,000 with financing, or $162,000 cash as-is.
Most sellers look at those two numbers and stop. Here is what the $200,000 actually costs you.
Repairs to get top dollar, $15,000. Credit to the buyer, $5,000. Agent commission at 6%, $12,000. Seller taxes and closing, $2,500. Then about 60 days of holding costs, another $4,000.
You net $161,500. The cash offer nets $162,000.
The money is a wash. That is the whole point. You are not giving up $38,000 to sell as-is. You are giving up almost nothing, and you are getting two months back with no showings, no repair list, and no financing that can die two weeks before closing.
Sometimes listing is still right. If your house shows well and you are not in a hurry, list it. Just run the comparison first.
