I know it’s easy to get caught up in the pretty kitchen, big backyard, and cute curb appeal… but before you fall in love with a house, let’s look at the things that could cost you later!

🔎 A few things I want my buyers paying attention to:

✔️ Age and condition of the roof\
✔️ HVAC system and water heater\
✔️ Signs of water damage or drainage issues\
✔️ Foundation concerns\
✔️ Windows, plumbing, and electrical

Here's the thing: just because a house *looks* great doesn't mean everything behind the walls is in great shape.

✔️ What’s the actual monthly payment going to look like? (Taxes, insurance, and all the extras count, too!)

✔️ Have you budgeted for inspections, closing costs, and moving expenses?

✔️ What happens if the water heater quits working two months after you move in? Because houses have a way of keeping things interesting. 😂

✔️ Does the house fit your life AND your budget, not just your Pinterest board?

I CAPPED 🙌

Not gonna lie… This hasn’t been my best year🥴. I lost more deals than I care to admit; sellers that chose different agents; SO much time spent showing properties, holding open houses, running comps and giving ‘free advice’ (ya… I’ve learned my lesson on that 😆) only to go nowhere.

But I am beyond thankful for my die hard repeat clients who are the core of my business. Whether it’s using me again or referring me… I can’t put into words how much it means. 

Capping is a huge accomplishment each year… And it’s very difficult to make it happen, especially in our current market. This was definitely the confidence boost I needed. 😊

Fun fact: A large majority of my clients have been relocations. And many of them don’t even see their home in person until closing!
Sounds scary, right? 😳
