We didn't get a lot of new listings, but buyers are definitely getting more homes to choose from.

The best real estate agent isn’t the one who tells you what decision to make.

It’s the one who makes sure you have enough information to make the right decision for you.

There are plenty of times when a client asks me, “Mike, what would you do?”

I’ll give them my opinion. I’ll point out things they may not have considered. I’ll talk through the risks. And I’ll make sure we haven’t missed the details.

But ultimately, it’s their home, their money and their decision.

I spent a lot of years in education before real estate, and maybe that’s why I look at it this way.

A good teacher doesn’t succeed by giving students the answers.

LOCAL MARKET UPDATE

Is it a buyer's market or a seller's market?

The answer is 'it depends.' Each price range is acting differently right now; buyers are out in full force, but they have more choices than they did a couple years ago. And the interest rates are making them slow down and choose more cautiously. 19 homes sold in one day or less this last week, so if a seller prices right compared to the homes they are in competition with, they are still getting immediate interest in their listing. It's all about pricing right for the market you are in, and if you do it right both buyers and sellers are getting what they need.

LOCAL MARKET UPDATE

Listings are up, new contracts are down, and closings are up. Our inventory is growing as well. We will be watching how the housing market reacts to the interest rate over the next couple of weeks.
