We sprinted though Spring in Texas, Florida and Virginia 🏡 🏡 It’s bittersweet sending our past clients onto new adventures but we’re also excited to start welcoming all our new clients “home”

Congratulations to all our families and a huge thank you for letting us be a part of your journey. A lot of heart, soul, emojis and GIFs 😉🤣 goes into each of these transactions and we could not be more grateful for our clients and the trust they place in us…the majority of our families buy properties sight unseen, months in advance of their arrival.

The VA just released a circular announcing that funding fees will decrease on any loan closing after 4/7/2023. Here's what you can expect to pay/roll into your loan for the Spring Real Estate season. This is awesome news for our Veterans!!

Remember, if you're 10% + disabled your funding fee is waived!

2022 was an amazing year for us in Real Estate!! While the validation of this ranking feels so good, all it really means is that we were able to get a lot of our community in and out of homes and onto their next adventure.

A special thanks to Gerry Todd of AtCoastal Realty for always pulling these numbers from the MLS and sending a personal email to every agent. I know I'm not alone when I say I anxiously await his email every January.

🏡 Assumption loans are on everyone’s mind lately. Buying timeline and lender communication seem to be big hurdles. If you can wait it out and have cash on hand then this could be a great way to get into a home at a low rate.

🏡 Here’s a timeline and what was required from a Realtor/buyer friend of mine that went through this process last year.

🏡 Bottom line: they’re saving $800 a month!!

🏡 If you’re looking to sell your home and want to use an assumable rate as a negotiating tool, you should reach out to your lender right away to get the ball rolling. I can help!!
