🏠 **BIG CHANGES ARE COMING TO HOME APPRAISALS — AND SELLERS SHOULD KNOW ABOUT THEM.**

If you're thinking about selling a home, there's a major change happening in the appraisal world called **UAD 3.6**.

🏠 BIG CHANGES ARE COMING TO HOME APPRAISALS, AND SELLERS SHOULD KNOW ABOUT THEM.

If you're thinking about selling a home, there's a major change happening in the appraisal world called UAD 3.6.

It may sound like boring real estate jargon 😂, but some of these changes could actually matter when it comes time to sell your house.

The new appraisal system requires appraisers to collect and report much more detailed information about a property than before.

That can include things like:

🔨 When the kitchen was updated
🛁 When bathrooms were renovated
🏠 Roof and major component information
📐 Finished square footage above grade
🏡 Additions and converted spaces
🚪 Finished basements
🏘️ ADUs and additional living spaces
☀️ Solar and energy features
🛠️ Overall condition and deferred maintenance
🌳 Site features, outbuildings and other improvements

And here's something interesting:

Early industry surveys of appraisers using or preparing for UAD 3.6 show that many expect appraisals to take longer and cost more because of the additional work involved.

So what does that mean if you're selling?

Preparation is going to matter.

One of the worst times to discover an appraisal problem is AFTER you've accepted an offer.

Maybe the county says your house is 2,100 sq. ft., but you've always marketed it as 2,500.

Maybe that beautiful addition isn't being treated the way you expected.

Maybe the finished basement adds tremendous value to buyers, but isn't considered finished area above grade.

Maybe you've put $100,000 into improvements, but nobody has documented when they were completed or exactly what was done.

Those are things I'd much rather identify before we list the house than three weeks into a contract with a buyer waiting on financing.

That's why I'm beginning to incorporate an Appraisal Readiness Review into my listing process.

Before we determine the final pricing strategy, I want to look at:

✅ Public records vs. the actual house
✅ Square footage
✅ Additions and renovations
✅ Kitchen and bathroom update history
✅ Finished basement space
✅ Major improvements and their ages
✅ Permits when applicable
✅ ADUs and secondary living spaces
✅ Comparable sales
✅ Anything that could create an appraisal issue

For most homes, a good market analysis and some preparation will still be all that's necessary.

But for a unique property, major renovation, questionable square footage, acreage home, ADU, unusual addition, limited comparable sales, or an aggressive target price?

A prelisting appraisal may actually be worth considering.

It won't replace the appraisal eventually ordered by a buyer's lender.

What it can do is help us discover a potential valuation problem before that problem is holding up your sale.

Real estate is changing.

My job isn't just putting your house in the MLS and sticking a sign in the yard.

It's knowing what's coming next and preparing for it before it becomes your problem.
