One thing I’ve learned over the years working with homeowners, buyers, sellers, and investors is that stress, money, time, and life decisions are all connected.

Had a great conversation recently with my friend and financial advisor Chris Cooper about long-term planning, homeownership, investing, and building flexibility when life doesn’t go exactly according to plan.

Whether someone is buying their first home, preparing for retirement, investing in property, or simply trying to make smart long-term decisions for their family, having the right people around you matters.

Yesterday we closed on another flip project, and this one is especially meaningful because I get to partner with one of our agents, Angie Engelmeyer.

Angie and I have known each other, worked together, and become friends over the last 10 years. She actually found this property and brought the opportunity to me, which made this project even more rewarding to move forward on together.

Over the years, I’ve encouraged Angie to continue growing not just in the traditional side of real estate, but also in the investment side of the business.

Why?

Because I believe becoming a stronger advisor comes from experience, education, and understanding real estate from multiple angles.

When you’ve worked through:

renovations
budgets
negotiations
risk vs return
long-term planning

…you develop a much deeper understanding of how to guide clients through important decisions.

That’s something I believe strongly in at RJD Realty.

The finished home is what people fall in love with.
The decisions behind it are what make it work.

Yesterday was a full day on one of our flips—picking up flooring and baseboards, coordinating cabinets and quartz tops, and keeping everything moving forward.

On this one, we’re changing everything—ceilings, walls, doors, cabinets, flooring, and lighting. When you control the full picture, it’s much easier to create a clean, consistent look and feel throughout the home.

But most homeowners don’t start there.

They’re trying to make decisions around:
• Existing cabinets and trim
• Paint colors that don’t quite flow
• Flooring options that look similar but perform very differently
• Lighting that can completely change how everything comes together

Lighting matters more than most people realize. The same floor can look completely different depending on the light, which is why we upgrade lighting in all of our projects to bring everything together.

You’ll see flooring anywhere from around $2.50 per square foot to $5.00 or more. At a glance it can look similar, but the difference is in durability, feel, and long-term performance.

Some updates make a home look better.
Others help it live better.

Being active in projects like this keeps our knowledge sharp and our network strong. When we advise clients, we’re not guessing—we’re drawing from real experience.

And every situation is different.

Some homes make sense to fully update and bring to market. Others are better suited for a simpler, as-is approach. The key is understanding your options and choosing the path that aligns with your goals.

Yesterday was a good reminder of why I enjoy what I do.

Started the day with a walk and talk with someone working toward getting their real estate license — talking through what it really takes to build something meaningful in this business.

Ended the day on the trail with a longtime friend, talking through strategies on getting started with rental properties and building long-term wealth.

Different conversations, but both centered around growth, discipline, and taking that next step forward.

I’m grateful to be in a position where I can share what I’ve learned and help others get where they want to go.

One of the most rewarding parts of this business is helping people through major life transitions — not just buying or selling a house.

Recently I had the privilege of helping longtime friends and clients relocate from Missouri to Mesa, Arizona. I helped them sell their home here and then worked to connect them with the right real estate team in their new market.

After interviewing agents, we found a fantastic husband-and-wife team, Jenni and Danny Evans, who truly understand the Mesa area and how to guide relocating families. They also have a strong network of contractors and an active real estate investment side of their business, which really rounds out the level of service they can provide — very much in line with the holistic approach we value at RJD Realty.

I even made the trip down to Arizona to see the home in person and spend time with Jenni and Danny over lunch. Strong relationships across markets make moves like this much smoother for the families we serve.

This property had been in a family for many years. As life changed, they needed a path forward and a way to transition the home.

After evaluating the property and the possible solutions, we were able to help bring the home to closing and start the next chapter.

Now our investment side of the business gets to step in and begin the process of bringing new life to the property.

Looking forward to working on this project with Aaron Wiig, who recently joined RJD Realty and is partnering with me on this investment.
