This is a tricky question and depends on each person's situation.
🏠Selling first = safe approach.
✅️ Allows you to know for sure what you are approved to buy.
✅️You will know exactly how much you have yielded in proceeds from the sale to put down on the new home.
➖️ could potentially have to find alternative living arrangements until you find a new home.
➖️have to live in the home while selling
🏠Buying first=secure approach
✅️you will have already found your new home, taking the stress out of finding a home after the sale
✅️May not have to live in the current home while it is being shown.
➖️could possibly have 2 mtg payments of home doesn't sell quickly.

💡What people do not realize is there are strategies in between - like contingent offers, rent-backs, bridge options etc- but they only work if you have right plan in place.

Yes the state of Missouri administered by MHDC ( Missouri Housing Development Comission ) has a few First time home buyer programs available if you meet their criteria. Here are a few of their key programs:

🏠 First Place Loan Program: Offers 30-year fixed-rate loans at lower-than-market rates for first-time homebuyers and veterans. It can be combined with cash assistance (typically 4% of the loan amount) for down payments and closing costs.

🏠Next Step Program: Designed for first-time and repeat homebuyers, offering higher income limits than First Place, along with down payment assistance.

🏠First-Time Homebuyer Savings Account: Allows individuals to contribute up to $1,600 (or $3,200 joint) annually to a dedicated, tax-free account for a down payment.
