"So how much is land really going for?"
As an agent specializing in hunting properties in Central Missouri, I hear this question A LOT. And it's super hard to answer...
For rural hunting & recreational land in St. Clair County, a reasonable current benchmark is currently around $5,000 per acre. However, each property is evaluated individually for timber quality, hunting potential, water access, improvements, and proximity to the lakes and Corp ground.
As an example: This 57.34-acre tract is listed at $249,000 — or about $4,342 per acre.
And you're getting some serious timber for that price at 000 Hwy TT, Osceola, MO 64776.
