👉Pending Sales decreased by 35.3%
👉New Listings decreased by 16%
👉Active Inventory decreased by 13.3%

While inventory remains lower than this time last year, homes are taking a little longer to sell and buyer activity has slowed — creating opportunities for buyers with less competition and more room to negotiate.

Compared to March 2025:

👉 Closed Sales decreased by 7.3%
👉 Pending Sales decreased by 39.6%
👉 New Listings decreased by 19.3%
👉 Active Inventory decreased by 10.9%

While inventory is still slightly lower than this time last year, the slowdown in pending sales is creating more opportunity for buyers — with less competition and more negotiating power than we’ve seen in recent months.

We had the honor of helping a first-time homebuyer purchase his home using the Hometown Heroes Program, saving him money on both his closing costs and down payment — such an amazing opportunity!

Here’s how the market is trending compared to March 2025 👇

👉 Closed Sales decreased 3.2%
👉 Pending Sales decreased 34.7%
👉 New Listings decreased 14.6%
👉 Active Inventory decreased 11.9%

What this means ⬇️
We’re continuing to see a slowdown in buyer activity, with fewer homes going under contract and fewer new listings hitting the market. Inventory is still slightly down year-over-year, but homes are taking longer to sell and buyers are being more selective.

👉Pending Sales decreased by 24.4%
👉New Listings decreased by 20.7%
👉Active Inventory decreased by 11.3%

What does this mean?

We’re seeing fewer buyers going under contract compared to last year, but we’re also seeing a significant drop in new listings and overall inventory. That means supply is tightening.

For sellers in St. Johns County, this can create opportunity — especially if priced strategically.

For buyers, there is still room to negotiate in certain price points, but fewer new listings means staying prepared and ready to act.
