🙃 iykyk... Some closings call for ch*****ne, some call for a wh***ey and perhaps making it a double. 🥴

Here's what's great though: after 71 years in the same family, this house officially has a new steward, and we're all genuinely so happy about who ended up with it. Not only is it now in the hands of a first-time homeowner, but a *carpenter* who plans to live in the house and slowly update it over time.

Which means this old house, with generations of memories inside it, gets to stay a home. It didn't get scooped up by a developer or flipped within an inch of its life. And that feels pretty damn good.

This one was a reminder that sometimes you have to hold the line, trust your people, and keep going even when the path gets... extremely character-building. It was also a reminder that no matter how long you've been doing this, real estate will occasionally find a brand-new way to surprise you. 😅

Congrats to our sellers on the very bittersweet closing of a lifelong chapter. And cheers to the next one. 🥂

Sometimes the smoothest transactions start with the most chaotic-looking game plan, we swear...

Our sellers received a relocation notice with a pretty tight timeline, but they also had their oldest's high school graduation right around the corner, little ones at home, a senior dog to wrangle, and an entire house to pack up. We had two choices: rush to market while life was still happening all around them so it was at least in progress, or trust that waiting until after the big move would give us time to freshen things up and stage while still meeting their timeline. It felt a lil like putting together a puzzle without knowing what the finished picture looked like. 🧩

But everyone trusted each other. Our sellers trusted our plan. We trusted the timing. Buyers saw exactly what we hoped they would...

🔑 Today we got to happy dance with one very excited first-time homeowner! 🏡🎉

She came to us through one of our incredible lending partners with a pretty specific wish list outside of the basics: low-maintenance attached living, an easy commute to work, a sense of privacy but nearby amenities, and if the real estate gods were feeling especially generous... no HOA.

Well, not only did it exist, but now it's hers 😮‍💨 and we couldn't be more excited for her to start this next chapter!

We'll never get over the magical feeling of handing over the keys to someone's very first home, which means that as long as we're lucky enough to be doing it, you're probably going to keep hearing about it ;)

Congrats to our sellers who just reached the grand finale of their real estate adventure!! 🏡✨

When we met earlier this year to talk "theoretically" about what buying a new home and then selling their first home might look like, the conversation was full of "in an ideal world" scenarios. Well, it turns out they ~were~ living in an ideal world, because today all those scenarios officially became their real life!

Their very first home has officially closed and is beginning its next chapter with someone who feels oddly meant to find it: same industry, same stage of life, and even buying their first home at about the same age our sellers did. We couldn't have scripted it better if we tried.

It really does feel like this home found exactly the right person to carry the story forward, and we love imagining all the memories still waiting to be made within these walls, knowing just how special the ones already made here have been.

Here's to first homes, brave leaps, perfectly timed new chapters, and the little winks life sends when everything falls into place. 🥲
