The Blue Angels are coming home to NAS Jax this weekend, and this year is extra special. 2026 marks the team’s 80th anniversary, and Jacksonville is where it all started! Plus, the U.S. Air Force Thunderbirds are joining the lineup too! 🇺🇸

📊 Northeast Florida Market Update | September 2026 vs. September 2025

The market tightened this year. Here’s what changed across Duval, St. Johns, Clay & Nassau counties 👇

🏡 Inventory: 6,094 (down 18.3%)
Nearly 1 in 5 homes that were on the market a year ago is gone. That is the biggest move this month.

🤝 Total Sales: 1,569 (down 6.8%)
Sales slowed slightly, but inventory fell almost three times as fast. Fewer choices, steady demand.

➕ New Listings: 2,143 (down 4.8%)
Fewer sellers are listing, so the supply squeeze keeps building.

💰 Average Price: $400,000 (up 2.0%)
Prices are rising steadily and sustainably, not spiking.

📅 Days on Market: 36 (down 12.2%)
Homes are selling about 5 days faster than last year.

🏷️ Sold-to-List: 97.6% (up 0.5%)
Sellers are getting closer to their asking price.

What it means:
✅ Sellers: Less competition and faster sales make this a strong window to list.
✅ Buyers: Good homes move quickly. Get pre-approved and be ready to act, but don’t expect frenzy-level bidding wars.
