December wasn’t “on fire,” but it wasn’t a disaster either.
It was selective. And strategic.

Here’s what December looked like in St. Johns County:

• Roughly 650–700 homes came to market
• About 700 homes actually sold
• Hundreds more went under contract, even during a holiday month
• Days on market remain elevated, often 90–100+ days, especially for homes that missed the mark on price or condition

So no, the market didn’t fall apart.
But it also didn’t reward “list it and wait” thinking.

Here’s what mattered in December and still matters now:

1️⃣ Buyers are deliberate.

They’re shopping, comparing, and waiting for value. Homes that were priced right and showed well moved. Others sat.

2️⃣ Pricing accuracy matters more than ever.

Not aggressive. Not hopeful. Accurate.
The market is still working, but it’s not correcting bad pricing for sellers.

3️⃣ Marketing helps. It just can’t fix fundamentals.

Strong presentation gets attention. Correct pricing gets action. You need both.

4️⃣ Time expectations need to be realistic.

Even good homes are taking longer. A longer runway doesn’t mean something is wrong. It means the pace has changed.

5️⃣ The good news people miss.

About 700 sellers closed successfully in December.
Homes are selling. Buyers are buying. The market is functioning, just more thoughtfully.This isn’t a market for panic or passivity.
It’s a market for clear strategy, strong positioning, and honest conversations.

Real talk from this week.

I lost two listings.
One cancelled after three months with no showings.
One expired after three months as the highest-priced unit in the building.
In both cases, price was the barrier and neither seller was willing to adjust.

One home was competing against builders offering the same floor plan for less.
The other simply sat above what today’s buyers are willing to pay.

That brings my total to six lost listings this year. A personal record I never set out to break.

Here’s the honest part people don’t always see.
Listing homes that don’t align with the current market is hard. Emotionally. Financially. Mentally. Marketing costs add up fast, and yes, this year I’ve spent more than I’ve made at times.

And still.
I’ve closed over 15 transactions this year.
I’ve helped families move forward.
I’ve learned more about this market than any other year in my career.

This business isn’t always highlight reels and “under contract” posts. Some seasons are about patience, tough conversations, and showing up even when the answer is no.

I’m still here. Still working. Still grateful.
And still believing the right wins come from honesty, not hype.

If you’re a homeowner thinking about selling, know this. I’ll always tell you the truth, even when it’s uncomfortable. That’s how homes actually sell.
