That first offer deserves a closer look.
Sellers sometimes assume the first offer came too quickly, so there must be something better coming. But that buyer may have been watching the market, waiting for the right home, and was ready to move the minute yours hit.
I've seen sellers pass on a strong early offer hoping for more, only to circle back weeks later and accept less.
That doesn't mean you should automatically take the first offer. It means you should evaluate it based on the market, the terms, the buyer's strength, and the risk of waiting.
A good agent isn't there to tell you what you want to hear. We're there to help you understand the numbers and make the best decision with the information we have.
Sometimes the first offer really is the best offer.
