We’ve found that getting your property seen by the most eyes leads to the highest sales price time after time. Which is why we will go above and beyond to door knock the neighbors and let them know about our listings.

1. Neighbors like to know what’s going on in their neighborhood
2. More people at open houses creates more attention on your home
3. Oftentimes neighbors know a friend or family member looking to move into their neighborhood, who could well be your buyer. (We have stories of this happening!)

TIME IN THE MARKET ALWAYS TRUMPS TIMING THE MARKET.
I posted this a year ago when so many buyers wanted to wait for the market to “cool down”…. If they bought, they could’ve gained close to 20% equity already and locked in an epically low rate.
Now buyers are saying they want to wait for rates to come down or the market to “bottom.” yet if they buy today they could get better prices and terms than if they wait for rates to come down. Why? Because when rates come down, all the buyers who are doing the same will be back to put you in crazy bidding wars again and drive prices up again.
Then they can wait for the market to “cool down” again.

THERE IS NEVER A PERFECT TIME TO BUY, FOLKS! But if you bought 30 years ago you could’ve gained 290% equity by now….. and that’s just nationally. In many areas of Los Angeles, we have well exceeded that.

If you want to own property and build generational wealth, the best time to buy is NOW.

Three fridays, three closings in a row. I’m grateful to be able to put 3 buyers into homes.

Every story is different.
One girl had an easy peasy transaction and closed in 15 days.

One couple bought a house where we discovered a million issues and a stingy seller… but we negotiated some credits and made it through

One guy finally found a home he loved after months of looking, beat an all cash offer, then dealt with an emotional roller coaster when everyone got upset by hoa related delays.

But we got them done and made everyone happy. Every transaction has some challenges, but I always focus on the big picture, getting my clients to the finish line while keeping the peace and finding joy along the way (and of course saving money for my clients too).

Thank you to for having my back as always. And to and .gipson11 for taking good care of my clients loans, in spite of some unexpected challenges.

This one has been a crazy journey for a sweet young veteran. I hear a lot of realtors say they won’t touch VA loans because they are hard to get accepted in this market. The truth is that they do provide added challenges, but when strategize right, and with a mindset that we can make it happen, it is absolutely possible.
