It’s okay to buy a home with older systems — furnace, A/C, water heater, whatever it is — as long as you have the right guidance and the right protections in place before those systems ultimately fail.

That’s exactly what happened here. I knew going in that a few big-ticket items were on borrowed time, so I negotiated for the seller to cover a home warranty as part of the deal. Six months later, the water heater gave out. Because that groundwork was already in place, what could’ve been a $2,000 headache turned into $150 out of pocket.

This is the kind of thing a good agent thinks through with you from the start — not just to get you to closing, but to make sure you’re covered long after.

If you ask people why they love St. Louis, the answer starts to become clear. Among other things, it’s the connections you make here, the free world-class amenities (zoo, botanical garden, art museum, parks everywhere), and the fact that you can get anywhere in the city in 20-30 minutes.
