It’s okay to buy a home with older systems — furnace, A/C, water heater, whatever it is — as long as you have the right guidance and the right protections in place before those systems ultimately fail.
That’s exactly what happened here. I knew going in that a few big-ticket items were on borrowed time, so I negotiated for the seller to cover a home warranty as part of the deal. Six months later, the water heater gave out. Because that groundwork was already in place, what could’ve been a $2,000 headache turned into $150 out of pocket.
