1. Communication matters more than almost anything else in a transaction📲
If you can’t get ahold of your agent, chances are other agents can’t either. Missed calls, delayed responses, and lack of updates can absolutely affect opportunities, negotiations, and overall experience.

2. You’ve probably gone nose blind to your home, but buyers haven’t😅
Pets, candles, food, plug-ins, smoke, even strong laundry detergent, buyers notice smells immediately. And whether it’s fair or not, scent impacts how people feel in a space within seconds of walking in.

3. Open houses aren’t usually about finding the buyer on the spot🚪
They’re about creating activity, exposure, urgency, and momentum around a listing. More eyes on the home = more conversations, more shares, and sometimes stronger offers because buyers see other people interested too.

4. Pricing high “just to see what happens” usually backfires🤷🏼
Overpricing doesn’t create negotiating room, it creates hesitation. Buyers today are educated and watching the market closely. The longer a home sits, the more people start wondering what’s wrong with it, even when nothing is.
