Back in Oct 2018, my father passed away unexpectedly. It was quite shocking for myself, my two brothers, and my mother for whom my dad was her primary care-giver. When the dust settled, my mother was in a nursing home and we found ourselves having to resolve a million details including the sale of the house we all grew up in.
It was an emotional process, and it took a lot longer than I expected for us to be fully ready to sell the house, which is in a decent suburban neighborhood in Henrietta. Timing of the sale kept changing from our perspective, and we needed to find a buyer who was willing to work with us as we better understood our own needs in the process including compliance with the terms of my Dad’s will and also our needs to satisfy the Medicaid worker assigned to our case. Because we do not live in New York anymore, we also needed someone who was willing to do a lot of clean-up and clearance of the home to prepare it for sale.
We received a lot of generic offers from “I Buy Houses” sort of operators, and I called several of them to see what they were able to do for us to simplify the process. Most of them were very “take it or leave it” about the price and the condition of the house which they would accept, and this was quite disappointing. I knew I would never get full assessed value from any of them, but their offers were so low we could never accept the discount they were offering. It was simply too low.
When I called Troy, after a brief conversation about our situation he asked me what I was willing to take for the property. I walked him through my math — which took the market value of the property, subtracted the realtor commission as this would be a private sale, subtracted a reasonable fee for his company to liquidate the remaining furniture and tools in my father’s shed to come to our requested selling price. I also explained to him that we did not know when we could close the sale but we wanted to find someone who could wait for our other details to settle before transacting the deal. From the beginning, Troy acted with understanding and compassion for us and our circumstances. After giving him access to the house to allow contractors and inspectors to come through, we were able to settle on a price that was completely fair to us.
What was far better than his ability to settle on a price was his willingness to work with us as we worked together through an 8-month process of determining the best time to close the sale. We conducted all the business matters long-distance, and his willingness to be both patient and helpful was really worth more to us than the price we settled on. He saved us thousands of dollars by allowing us to communicate with him and settle details over the phone rather than to be standing there in person. He was completely honest and reliable.
We would recommend Troy and his company to anyone needing to sell their vacant property who also finds themselves in need of a helpful and patient partner who wants to make the sale best for both parties.
