Economists are telling us...
this is expected to be one of the first years where monthly payments decline on average since 2020.

Home prices will be slightly lower than a year ago until the spring warms up the competition. Rates should stay at a slightly lower rate on average than last year. If you are looking to buy or sell in this year, there is no time like the present.

Here's a real estate update worth celebrating. If you are sitting on the fence waiting to purchase, don't. When the spring market hits and the rates fall again, competition in the market will force the sales price up and you'll eat up any gains you would pick up now. Keep in mind, rates are a non-issue....if they dropmore, you do a refi. If they go up, you are golden. If you are a seller, as you can see from the report below, homes sell 12 months of the year and sometimes December can be an agent's best month of the year. When your home is show ready, that's when you list :) Start working on those little projects now that make your home as pristine as possible.

This is from a local lender: Existing Home Sales jumped 5.1% in December, the strongest reading in nearly three years, even after adjusting for seasonal factors, the National Association of REALTORS® reported Wednesday. Sales are up 1.4% from a year ago. December’s gain followed a smaller increase in November, also tied to the drop in mortgage rates that was set in motion this past fall.
