Neighboring Ballwin, is another West County gem, Town & Country. Here are a few of my favorite T&C destinations:
1. Lot sizes in Town & Country tend to be larger and it is home to both Missouri Baptist Medical Center and Bellerive Country Club (which has hosted both the US Open and PGA Championship). There are wonderful school options here (both public and private) and it’s a wonderful community for families of all ages.
2. Katie’s Pizza & Pasta is one of T&C’s most popular dining destinations. They have a great dining room and in the warmer months, you can enjoy your delicious meal outside on their patio.
3. Straub’s is a smaller specialty grocery store with a few locations around STL. Their chicken salad is world famous and if you’ve had it, you’ll know why!
4. Laurie Solet is a great boutique when you are looking for something cute without breaking the bank.
5. A few doors down from Laurie Solet, is PLNK fitness. This is by far my favorite workout in STL and I’m so happy to have this location so close to my home.
6. Clementine’s Creamery has a few locations around the city, but I love how bright and airy this one feels. They always have fun flavors and their “naughty” options are a fun way to celebrate. My favorites are the Inna Pickle and Pink Champagne Sorbet. They also have a great variety of vegan options!
7. Longview Farm Park is a favorite of my family. My kids call it the “horse park” as there are always horses hanging out in their pasture and their walking trails are complimented by beautiful lakes and bridges. It’s always a nice place to take an afternoon stroll and enjoy the outdoors.

If you are still considering all that Ballwin has to offer, here are some current market stats.

In December 2022, 63011 home prices were down 1.8% compared to last year, selling for a median price of $346K. On average, homes in 63011 sell after 13 days on the market compared to 14 days last year. There were 113 homes sold in December this year, down from 164 last.

Many homes in 63011 get multiple offers, some with waived contingencies.The average homes sell for around list price and go pending in around 14 days. Certain homes can sell for about 3% above list price and go pending in around 4 days.

The schools in Ballwin are some of the most desirable in the County. The elementaries are particularly exceptional ( I can speak from experience on this one!). And the Parkway West high school is ranked the #4 public high school in the state according to Niche.
