The 40 Thieves Houses are one of St. Louis’ most unique hidden gems!!

Built in the late 1800s, this row of 40 nearly identical brick homes was originally created as affordable housing for working-class families. Over time, the neighborhood picked up the nickname “The 40 Thieves”—not because thieves actually lived there, but because of local folklore and the area’s rough reputation many years ago.

Today, the homes are a fascinating piece of St. Louis history and a reminder of how neighborhoods evolve over time. If you’ve never driven through this little pocket of the city, it’s definitely worth adding to your list.

🏡 Why You Might Need an Occupancy Inspection Before Closing
One of the biggest surprises for people buying or selling a home in the St. Louis area is learning about occupancy inspections.
So...what are they?
Many municipalities throughout St. Louis County—and some surrounding areas—require an occupancy inspection before a property can be legally occupied by a new owner or tenant. The purpose is to help ensure the home meets the municipality's minimum health and safety standards before someone moves in.
What do they look for?
While every municipality has its own requirements, inspectors commonly check things like:
✔️ Smoke and carbon monoxide detectors
✔️ GFCI outlets where required
✔️ Handrails and stair safety
✔️ Plumbing leaks
✔️ Electrical safety concerns
✔️ Water heater requirements
✔️ General code or safety violations
Here's the important part...
No two municipalities are exactly alike.
Some cities have very limited inspections that focus only on life-safety items. Others have much more detailed requirements and may require repairs before they'll issue an occupancy permit.
That's why it's so important to understand the requirements early in the transaction. Waiting until the last minute can lead to unexpected repairs, additional costs, or even closing delays.
The good news? With proper planning and guidance, occupancy inspections are just another step in the home buying or selling process—and one that's completely manageable.
